Roof Repair in Phoenix, AZ

Not every leak in Phoenix, AZ means a new roof. A few slipped tiles, a lifted shingle or a tired flashing seam can often be fixed on their own. Tell us what you're seeing, and we set up a visit with a local roofing pro who finds the cause and writes down what the repair should cost.

When a Targeted Repair Makes Sense

Repair is the right size of fix when the trouble is limited to one patch of roof and everything around it is in good shape. When wear covers most of the roof, or leaks keep turning up in new places, repairs start costing more than they save.

Tile roofs have a twist. The tiles may be fine while the underlayment under them has worn out. If the whole layer is brittle, the next leak is usually close behind. That is when a lift and relay, with new underlayment under the same tiles, often beats patching one area at a time.

When Homeowners Ask for Roof Repair

  • Cracked or slipped tiles after wind. On September 12, 2023, a supercell crossed the Valley, and the NWS estimated its gusts at 60 to 90 mph. Storms like that can crack or shift tiles.
  • Lifted or missing shingles. Wind can break the seal on a shingle edge. Loose ones can often be resealed or replaced.
  • Flashing and parapet leaks. Water often gets in where the roof meets a wall, a vent or a parapet on a flat roof.
  • Blistered or worn foam. Sun and heat can wear down a foam roof's coating until bare spots show.

What Moves the Price

We have not found a published Phoenix repair price we would stand behind, so the roofer prices each repair after seeing it. These rows from home-cost sites help you weigh a bigger fix against a full roof. None of them is a quote.

Cost rowFigureSource (year)
Tile lift and relay (new underlayment, same tiles), per sq ftabout $3 to $5 (national)Fixr (2025)
Arizona roof replacement, whole roof averageabout $7,484 (range about $5,706 to $19,407)This Old House (2026)

The lift-and-relay row is a national figure and assumes some broken tiles get replaced. For foam roofs, Roof Observations (2026) puts a recoat or installed coating at about $2.00 to $3.50 per sq ft, based on commercial roofs, which is far less than a new roof.

From Inspection to Cleanup

  1. Describe the problem. Send the form. We ask a few questions and set up the visit.
  2. The roofer traces the leak. Leaks rarely drip right below where they start, so the roofer looks in the attic and at the roof uphill from the stain.
  3. Repair or bigger fix, in writing. On an older roof, ask for the repair and the larger option side by side.
  4. Check the wood. If decking is soft or dark, ask for photos of any boards that come out.
  5. The repair and the paperwork. After the work and cleanup, file the written labor warranty with your house records.

Inside Phoenix city limits, a repair that uses the same kind of roofing already on the house needs no building permit. Once a repair reaches the framing, such as rafters or trusses, it is structural work that needs a permit, so ask the roofer to raise it and settle who files. Goodyear is different: that city's FAQs for homeowners name roofing repair or replacement as permit work. In Glendale, Peoria, Avondale or Surprise, ask the city's building office before work starts.

What You Get Up Front

Asking costs nothing. We explain where a repair stops making sense, then set up the visit. The roofer who does the work finds the cause and sets the price. Before you agree to anything:

  • Check the ROC license. Search the roofer on the Registrar of Contractors' online Contractor Search for an active R-42 or CR-42 license in the same name as the contract.
  • Get it in writing. Arizona expects a written contract for home jobs over $1,000, with the license number, full price including taxes, payment terms and the ROC complaint notice.
  • Ask for proof of coverage. Liability insurance and workers' comp papers should be on hand.

Frequently Asked

Should I repair or replace my roof?

Look at three things: how old the roof is, how far the damage spreads, and how often it has been fixed already. Damage in one spot on a roof in good shape usually means a repair, while wear across most slopes leans toward replacement. Our repair-or-replace quiz gives a quick read.

Can a foam roof be repaired instead of replaced?

Often, yes. A foam roof in fair shape is usually recoated rather than torn off, and foam often needs a recoat roughly every 10 to 15 years. If the foam is worn through or wet underneath, replacing it may make more sense. Arizona's R-42 license covers urethane foam work.

When is a lift and relay better than a tile repair?

When the underlayment is worn across the roof, not just in one spot. Patching brittle underlayment tends to move the leak elsewhere. Ask the roofer to lift a few tiles in different areas and show you what the layer looks like.

Why does my leak keep coming back after a patch?

A patch can miss the real entry point. Water may slip in at flashing, a parapet or a vent and travel along the deck, so the drip shows up feet away. Have the roofer trace it from the attic and the slope uphill of the drip, and ask for photos of the spot where water gets in.
