Shingle Roof Replacement in Phoenix, AZ

Asphalt shingles top many ranch homes and older neighborhoods in Phoenix, AZ, and in this heat they age faster than they would in a milder place. This page compares architectural and 3-tab shingles, covers wind, layers and City rules, and explains how to request a visit from a local roofing pro.

Asphalt Shingles, Done Right

Most shingle roofs use one of two types. Three-tab shingles are flat, single-layer strips with a uniform look. Architectural shingles are thicker, laminated layers that give the roof more depth and texture. They cost a little more per square foot, so ask the roofer to price both.

In Arizona, shingles often last roughly 12 to 20 years. Heat and strong sun can dry shingles out, and the granules that shield them from UV loosen over time. Even 2025, cooler than record-setting 2024, still logged 37 days at 110°F or hotter (NWS Phoenix).

Monsoon wind is the other test. Gusts can break the seal along shingle edges and lift them; in 2024, an August 22 dust storm brought a 65 mph gust.

When Homeowners Ask for Shingle Roof Replacement

  • Curling or cracked shingles. Edges that cup up or tabs that split across many slopes point to a roof near the end.
  • Edges lifted by wind. Shingles that flap, crease or go missing after a storm let water reach the underlayment.
  • Too many layers already. A roof that has been re-covered before may be at the City's layer limit and need a full tear-off.

What Moves the Price

These are published Arizona ranges from home-cost sites, not prices from us or a quote. The roofer's written estimate is the number to compare.

Roof Observations (2026) puts Arizona architectural shingles at about $5.30 and 3-tab at about $4.80 per sq ft installed. Steep slopes, extra layers, soft decking and HOA-required colors can push a price higher. Try the cost calculator for your home's range.

From Inspection to Cleanup

  1. The roofer's inspection. A local roofing pro checks the shingles, layers, flashing and attic.
  2. A written estimate. It lists the shingle type and color, the underlayment, any decking allowance and the warranties, and says tear-off or re-cover.
  3. Deck repairs. With the old shingles off, soft or rotted boards get replaced. Ask for photos.
  4. New underlayment, flashing and shingles. Edges and ridges get sealed and nailed down.
  5. Cleanup. Nails are swept up, and you walk the job with the roofer.

Shingles for shingles counts as the same type of material, so it needs no City of Phoenix building permit. The City's guide also caps re-covers: no more than two asphalt layers on top of an existing shingle roof. Moving from shingles to tile is a change of material that needs a permit, so the roofer should confirm with the City's Planning & Development Department and settle who files.

If your home sits in one of Phoenix's 36 residential historic districts, the City's design guidelines say to keep shingles as shingles, not switch to tile or metal. Talk to the Historic Preservation Office before work starts. Living in an HOA? Your CC&Rs may limit shingle colors, so ask for architectural approval before you choose one.

What You Get Up Front

Requesting a visit costs nothing. We answer questions about shingle types and City rules, then set up the visit. Before signing with the roofer, check these.

  • License on record. Look the roofer up on the Arizona Registrar of Contractors' online Contractor Search. An active R-42 or CR-42 license should appear under the same business name as the contract.
  • A full written contract. Contracts for home jobs above $1,000 must list the license number, the price with taxes included, the deposit and payment plan, and the ROC complaint notice. Get the shingle maker's and the roofer's labor warranties in writing too.
  • Impact-rated shingles. If you are thinking about them, ask your insurer whether they change your premium.

Frequently Asked

Are architectural shingles worth the extra cost?

It depends on your budget and the look you want. Architectural shingles are thicker and give the roof more texture than flat 3-tab strips. In published Arizona figures, the gap is about 50 cents per square foot installed. Ask the roofer to price both and explain the warranty on each.

Do I need a permit to replace shingles with shingles?

Not in the City of Phoenix, where a same-material roof covering is exempt from a building permit. A change to tile, or work on the framing, does need one. Historic homes should still check with the Historic Preservation Office before work starts, and the roofer should say who files.

Can new shingles go over the old ones?

Sometimes, as long as the roof stays inside the City's two-layer cap for asphalt shingles over shingles. A tear-off costs more but lets the roofer see the deck and fix soft spots before new shingles go on. Ask for both options in writing.

Why do shingles wear out sooner here?

Long stretches of heat and strong sun can dry shingles out and loosen their granules, and monsoon wind works on any weak edge. The City of Phoenix is 57.3% owner-occupied (Census QuickFacts), so a lot of households own the roof over their heads and will face this choice at some point.
